Roofers in Poughkeepsie: what's worth knowing

Poughkeepsie is two municipalities: the City of Poughkeepsie and the Town of Poughkeepsie around it (Arlington, Fairview and other neighborhoods). Each has its own building department, so check which one your address falls in before you ask about a roofing permit.

The city has a lot of older two- and three-story houses and multi-families near downtown and the river, while the town side and toward Hyde Park and Wappingers are a mix of mid-century homes and newer subdivisions. Older roofs here often hide more than one layer of shingles, board sheathing, and chimneys that need new flashing when the roof comes off. Ask the roofer to check the chimney and the deck, not just the shingles.

Questions to ask any roofer before you sign

Can I see your certificate of insurance?
Ask for general liability and, if they have employees, New York workers' compensation and disability coverage. Have the certificate sent to you by their insurance agent, not just shown on a phone.
Is this a tear-off or a layover?
The residential code generally allows no more than two layers of shingles, and a layover hides problems in the deck. The estimate should say which one, and how rotted decking will be priced if they find it.
What goes under the shingles?
Ask about ice-and-water barrier along the eaves and in valleys, underlayment, drip edge, and new flashing at chimneys, walls and vents. Ice dams are a real Hudson Valley winter problem, so this matters.
How will the attic be vented?
Poor ventilation shortens shingle life and feeds ice dams. A good roofer will look at intake and exhaust and explain what they'd change.
What's the warranty, in writing?
There are two: the shingle manufacturer's warranty and the roofer's own workmanship warranty. Get the length of each on paper.
Who pulls the permit, and how is payment staged?
Ask whether a permit is needed and who applies for it. Avoid paying most of the price up front; a deposit and a final payment after the work is done and inspected is normal.
How do you protect the yard and clean up?
Tarps over plantings, a dumpster plan, and a magnet sweep for nails in the driveway and lawn.

New York law requires a written contract for home improvement jobs over $500, including a notice of your right to cancel within three business days (General Business Law, Article 36-A). Don't start work on a handshake.
