Roofers in Kingston: what's worth knowing
Kingston has some of the oldest housing in the Hudson Valley: the Stockade district uptown, the Rondout down by the waterfront, and a lot of early 1900s homes in Midtown. - What goes under the shingles?
- Ask about ice-and-water barrier along the eaves and in valleys, underlayment, drip edge, and new flashing at chimneys, walls and vents. Ice dams are a real Hudson Valley winter problem, so this matters.
- How will the attic be vented?
- Poor ventilation shortens shingle life and feeds ice dams. A good roofer will look at intake and exhaust and explain what they'd change.
- What's the warranty, in writing?
- There are two: the shingle manufacturer's warranty and the roofer's own workmanship warranty. Get the length of each on paper.
- Who pulls the permit, and how is payment staged?
- Ask whether a permit is needed and who applies for it. Avoid paying most of the price up front; a deposit and a final payment after the work is done and inspected is normal.
- How do you protect the yard and clean up?
- Tarps over plantings, a dumpster plan, and a magnet sweep for nails in the driveway and lawn.
New York law requires a written contract for home improvement jobs over $500, including a notice of your right to cancel within three business days (General Business Law, Article 36-A). Don't start work on a handshake.
